Whincroft Cottage plot: outline planning approved
Our work on this exceptional rural plot has reached an exciting stage with the granting of outline planning approval, paving the way for a new owner to create a spectacular Local Market home in Guernsey.
After a lengthy and complex planning process, we have secured permission to:
⚫ Demolish all existing redundant structures
⚫ Relocate and expand the domestic curtilage
⚫ Erect a new dwelling (to be agreed via further planning processes)
Our plans include species-rich earth banks and an orchard, plus new grasses and wildflowers, enhancing the site’s biodiversity.
To achieve this outline approval – the first of its kind within an Agricultural Priority Area – we used our extensive network of expertise. With input from Environment Guernsey and planning-law consultants, we formulated a rigorous application, presented at an open planning meeting.
To enable the unprecedented reallocation of land between agricultural and domestic uses, we designed the re-division sensitively, bringing the domestic curtilage closer to the existing residential area, creating in the process a larger expanse of contiguous agricultural land.
Perched high above Talbot Valley with distant sea views and almost 1.5 acres of both domestic and agricultural land, this unique site in peaceful St Andrew represents a rare opportunity for a homeowner or developer.
There is also the possibility of a new private drive, which would provide discreet, secluded and aesthetically appealing access to the property from Rue de Monnaie.
